1.1. The Adema platform uses artificial intelligence, including large language models and machine-learning algorithms, to generate property-related outputs including reports, analyses, estimates, summaries, and visualisations ("Digital Content").
1.2. All Digital Content is generated algorithmically and is provided for general informational purposes only. It does not constitute and must not be relied upon as:
1.3. AI models may produce outputs that are inaccurate, incomplete, outdated, or misleading ("hallucinations"). This is an inherent characteristic of current AI technology, not a defect.
1.4. Adema does not warrant the accuracy, completeness, currency, or fitness for purpose of any Digital Content. All outputs are provided "as is".
2.1. Digital Content is derived from a combination of third-party data sources (including but not limited to Ordnance Survey, HM Land Registry, Environment Agency, EPC Register, ONS, local authority records, and commercial data providers) and AI model inference.
2.2. Adema does not guarantee the accuracy, completeness, or timeliness of third-party data. Data may be subject to:
2.3. Data refresh frequencies vary by source. The Platform displays the most recent data available to it, but this may not reflect the current position.
Each of the following disclaimers applies when you use the corresponding Platform feature. The general disclaimer (clause 1) applies to all features in addition to the specific disclaimer.
What it is: AI-generated estimates of property value based on comparable sales, market data, and property characteristics.
What it is NOT: A RICS Red Book valuation, a mortgage valuation, a formal market appraisal, or a surveyor's opinion of value.
Valuation estimates may differ significantly from actual market value. They do not account for internal property condition, recent renovations, unique features, legal encumbrances, or current market conditions at the point of viewing. Do not use these estimates as the basis for purchase offers, lending decisions, insurance cover, or tax computations without obtaining an independent professional valuation from a RICS-qualified surveyor.
What it is: AI-assisted analysis of planning history, policy context, and development potential.
What it is NOT: Planning advice from a chartered town planner, a pre-application response, or a guarantee of planning permission.
Planning outputs are based on publicly available planning records and policy documents, which may not reflect recent decisions, emerging policies, or site-specific constraints. Planning decisions are made by local planning authorities and are subject to material considerations, neighbour objections, and political judgment that AI cannot predict. Always consult a qualified planning consultant and/or the relevant local planning authority before making planning applications or development decisions.
What it is: AI-generated flood risk indicators based on Environment Agency data, historic flood records, and topographic analysis.
What it is NOT: A Flood Risk Assessment (FRA) for planning, an insurance-grade flood report, or an Environment Agency formal assessment.
Flood risk indicators are approximate and may not reflect localised drainage, recent flood defence works, climate-change projections, or site-specific topography. For planning applications in Flood Zones 2 or 3, a formal FRA prepared by a qualified professional is required. For insurance purposes, obtain a report from an accredited provider. Do not rely on these outputs for emergency planning or safety decisions.
What it is: Display and analysis of official EPC data from the EPC Register, supplemented by AI commentary.
What it is NOT: A new EPC assessment, an energy audit, or a retrofit recommendation from a qualified assessor.
EPC data shown is sourced from the official register and may not reflect recent improvements. AI commentary on energy efficiency is illustrative and does not constitute a Domestic Energy Assessor's recommendation. For regulatory compliance (e.g., MEES for landlords), obtain a current EPC from an accredited assessor.
What it is: Summary information derived from HM Land Registry data and public records.
What it is NOT: An Official Copy of the Register, a legal title report, or a conveyancer's certificate of title.
Title information shown is indicative and may not reflect recent transactions, pending applications, or overriding interests. Land Registry data can contain errors. For legal purposes (purchase, remortgage, lease), always obtain Official Copies and instruct a qualified conveyancer or solicitor.
What it is: Indicative boundary lines derived from Ordnance Survey mapping and Land Registry title plans.
What it is NOT: A legal boundary determination, a surveyor's boundary plan, or evidence for boundary disputes.
Boundary lines shown are general boundaries as per the Land Registration Act 2002 and OS mapping conventions. They do not determine legal ownership of boundary features (walls, fences, hedges). For boundary disputes or precise boundary determination, instruct a chartered surveyor.
What it is: AI-generated indicators of potential environmental risk based on public records (historic land use, proximity to regulated sites, geology).
What it is NOT: A Phase 1 Environmental Assessment, a contaminated land inspection, or an environmental consultant's report.
Environmental risk indicators are screening-level only. They cannot detect actual contamination, subsurface conditions, or current pollution. For property transactions, development, or regulatory compliance, commission a professional environmental assessment from a qualified consultancy.
What it is: AI-generated analysis of market trends, comparable sales, rental yields, and area statistics.
What it is NOT: Investment advice, a market forecast, or a guarantee of future property values.
Market data is historic and may not predict future performance. Property markets are influenced by macroeconomic factors, interest rates, government policy, and local conditions that AI cannot fully model. Do not make investment or lending decisions based solely on these outputs.
What it is: AI-assisted interpretation of lease terms, tenancy structures, and service charge information.
What it is NOT: Legal advice on lease terms, a solicitor's lease report, or a formal service charge audit.
AI interpretation of legal documents may contain errors, especially regarding complex lease provisions, rent review mechanisms, and break clauses. Always have lease documents reviewed by a qualified solicitor before making decisions.
What it is: AI-generated 3D models, massing studies, and visual representations of properties or development proposals.
What it is NOT: An architect's design, a planning-submission drawing, a building information model (BIM), or an accurate measured survey.
3D models are approximate representations for illustrative purposes. They may not accurately reflect actual dimensions, materials, structural constraints, or building regulations. Do not use for construction, structural engineering, building control, or planning submission without conversion and verification by a qualified professional.
What it is: AI-generated analysis of transport links, travel times, and accessibility metrics.
What it is NOT: A Transport Assessment for planning, an accessibility audit, or a guaranteed travel-time calculation.
Travel times and transport data are estimates based on published timetables and routing algorithms. Actual times vary by traffic, weather, disruptions, and time of day. For planning applications requiring Transport Assessments, commission a qualified transport consultant.
What it is: AI-generated area profiles using ONS census data, commercial datasets, and other public statistics.
What it is NOT: Current census data, a social impact assessment, or official government statistics.
Demographic data is typically based on the most recent census and mid-year estimates, which may not reflect current population or socioeconomic conditions. Use for general orientation only.
4.1. The following disclaimer must be displayed (or readily accessible) wherever AI-generated Digital Content is presented to the User:
"This output was generated by AI and is for informational purposes only. It is not professional advice. Verify independently before making decisions. See adema.ai/disclaimers for full details."
4.2. The disclaimer may be displayed as:
4.3. Feature-specific disclaimers (clause 3) should be accessible via a link or tooltip on the relevant feature page.
4.4. Downloaded/exported reports must include the general disclaimer (clause 4.1) on the first page or cover sheet, and the relevant feature-specific disclaimer in the report body or appendix.
5.1. You are solely responsible for any decisions you make based on Digital Content.
5.2. You must exercise your own judgment and, where appropriate, seek independent professional advice before acting on any AI-generated output.
5.3.1. If you include Adema outputs in documents shared with third parties (e.g., planning applications, investment memos, client reports, estate agent particulars, professional advice), you must:
5.4.1. Paid Users (Token and Subscription) may incorporate Adema outputs into reports, advice, and professional deliverables provided to their own clients, subject to compliance with clause 5.3 and the Professional Use Rights in the Terms of Service (clause 6.7).
5.4.2. Where you incorporate outputs into professional work provided to your clients, you (not Adema) bear sole responsibility and liability for the professional advice, recommendations, and conclusions you provide. Adema has no contractual or tortious relationship with your clients and owes them no duty of care.
5.4.3. You must verify the accuracy and suitability of all outputs before including them in client-facing deliverables. AI outputs are starting points for your professional analysis, not finished products.
5.4.4. Your clients should not be encouraged to rely on Adema outputs in isolation. You should apply your own professional judgment and supplement outputs with your own expertise.
Free Tier Users may use outputs for personal and internal evaluation purposes only. Free Tier outputs may not be shared with or incorporated into deliverables for third parties or clients.
5.6. Adema accepts no liability for losses arising from reliance on AI-generated outputs, except to the extent caused by our negligence or breach of contract (subject to the limitations in the Terms of Service).
6.1. The limitations of liability in the Terms of Service (clause 8) apply to all Digital Content.
6.2. Without prejudice to clause 8 of the Terms, Adema shall not be liable for any loss arising from:

We may update these disclaimers as we add features or as legal requirements change. Material changes will be notified via the Platform with at least 30 days' notice. The effective date at the top indicates the latest revision.
